The original old bungalow, known as ‘Pazhey Bungalaav,’ houses two independent suites, richly adorned with family heirlooms and handpicked vintage furniture. Nature greets visitors from the verandas in this 140-year-old bungalow. Treehouses rise forty feet above ground on mature jackfruit trees, offering generous indoor and outdoor living areas, four-poster beds, and bathrooms designed for complete privacy. The luxury treehouses are the newer structures. These are furnished with four-poster beds, boast luxurious bathrooms, and large indoor & outdoor living spaces, ideal for privacy. This seamless integration is what the traveller desires, and Pepper Trail delivers just that. Your travels take you to the hills of northern Kerala. Rising between 700 and 2,100 metres, Wayanad is where paddy fields spread across valleys and mist settles into forested slopes. It sits at the edge of Kerala and Karnataka, shaped by agriculture, geology, and the slow rhythms of life. Neolithic caves, coffee estates, unnamed waterfalls, and forest trails define the region, offering exploration without spectacle.

Design and Concept

Set within a working colonial plantation, Pepper Trail unfolds across rainforest, spice gardens, and shaded paths. At its heart stands a 140-year-old planter’s bungalow, preserved in form and proportion, complemented by elevated treehouses woven carefully into the canopy. The atmosphere is intimate, shaped by scale rather than sprawl, and designed to draw attention outward to the estate itself. Rather than recreate colonial nostalgia, the restoration preserves proportion, structure, and material honesty while allowing the estate’s agricultural life to remain central. Newer cottages are positioned discreetly within the plantation and forest edges, ensuring visual continuity with the land. Architecture remains secondary to landscape — pepper vines climbing silver oak, coffee under shade, and forest moving at the periphery. The spatial experience is one of layered terrain — house, plantation, water, and forest forming a continuous environment rather than separate zones.

Know Your Host

Pepper Trail lies within the Mangalam Carp Estate, founded in the 1800s by pioneer planter Colin Auley Mackenzie and later shaped by P Balram Kurup’s passion for rare spices and aromatic plants. Now led by third-generation custodian Anand Jayan, the estate continues to follow traditional cultivation practices, with the hospitality experience emerging from a personal decision to restore, preserve, and share the land.

The Pavilion restaurant sits elevated among the trees, offering wide views across the estate. Menus focus on regional cuisine prepared by local chefs, with international options available. Meals emphasise ingredients, balance, and flavour rooted in Kerala’s culinary traditions.

A twenty-metre infinity pool overlooks the plantation, while the Ayurveda spa offers restorative therapies drawn from traditional practice. Guided estate walks, open jeep safaris, cycling, canoeing, fishing, and coracle rides shape days.
